Private Adirondack lodge located in Old Forge, NY, looking for a detail-oriented caretaker responsible for upkeep and general maintenance of four rental units, including minor repairs, groundskeeping, facility inspections, and general cleaning. Must demonstrate strong time management, the ability to work effectively as part of a team, and possess a valid drivers license.

Key Responsibilities:

• Maintain the property’s landscaping, including mowing lawns, trimming hedges, and planting flowers or shrubs
• Carry out repairs and renovations as needed, such as fixing leaky faucets, replacing light fixtures, and repairing damaged walls or floors
• Ensure that all safety and security features of the property are in good working order, including smoke detectors, security systems, and fire extinguishers
• Perform mail room and general courier duties as required to ensure a smooth-running courier service
• Collect and transport waste to the local transfer station for disposal
• Monitor the property’s inventory of tools and supplies, and coordinate ordering of additional materials as needed
• Keep accurate records of all maintenance and repairs carried out on the property, as well as any incidents or accidents that occur
• Perform routine inspections of property facilities to ensure safety and regulatory compliance
• Coordinate with other staff members, such as property managers and maintenance technicians, to ensure that all tasks are being carried out efficiently and effectively
• Assist with the cleaning of the premises in the absence of the cleaning staff
• Address urgent maintenance issues and respond to emergencies as needed

Required Skills and Qualifications:

• Basic understanding of building systems including plumbing, electrical, HVAC, and structural components
• Ability to identify and diagnose minor maintenance issues
• Handyman skills for performing basic repairs
• Strong attention to detail and ability to identify potential problems proactively
• Good communication skills to interact with property renters and report issues to management
• Availability for on-call shifts and emergency response
• Ability to work independently
• Physical ability to perform manual labor tasks like lifting (up to 50lbs), bending, and climbing ladders
• Possess a valid driver’s license
• Previous experience in property maintenance or related field preferred
